Service Area

We are proud to professional, fast and reliable inspection services to the greater Phoenix Metropolitan Area. We offer a standard service area that cover proximity 30 driving miles from the of uptown Central Phoenix.

Not located within our service area, no problem, our starting trip charge of $49 cover up to 65 miles(round trip).

Maintenance inspections

We will go through your property from top to bottom. We will give you a list of any concerns or issues so you know what needs repairing.

Pre-listing inspections.

Having your home inspected by a NACHI inspector before you list is recommended. Eventually your buyers are going to conduct an inspection. You may as well know what they are going to find by getting their first.

  • • It allows you to see your home through the eyes of an unbiased third party.
  • • It helps you price your home realistically.
  • • It permits you to make repairs ahead of time.
  • • Defects won’t become negotiating stubbly blocks later.
  • • You have the time to get the repairs corrected.
  • • It may encourage the buyer to waive the inspection contingency.
  • • Alerts you to immediate safety issues before agents and visitors tour your home.

Copies of the inspection report along with receipts for any repairs should be made available to potential buyers.

Listing inspections

Buying a home? You will be asked to absorb a lot of information in a short amount of time. This often includes the inspection report, photographs, a termite report, and what the inspector himself says during the inspection. All this combined with the seller’s disclosure and what you noticed yourself can make the experience even more overwhelming and confusing. Relax; the issues that really matter when normally fall into one of four categories:

  • • Major defects. An example of this would be a structural failure i.e. a cut Rafter
  • • Things that lead to major defects. For example a couple of loose roof tiles.
  • • Things that may hinder your ability to finance, occupy legally, or have the home insured.
  • • Safety hazards, such as exposed or frayed wiring.

Anything in one or more of these categories needs to be addressed. Often a serious problem can be corrected fairly inexpensively to protect both life and property. Most sellers are honest and are often surprised to learn of defects uncovered during an inspection. Realize that sellers are under no obligation to repair everything mentioned in the report. No home is perfect. Keep things in perspective. Don’t kill your deal over things that don’t matter. It is inappropriate to demand that they seller address small maintenance items/conditions already listed on the seller’s disclosure form.

New Home Inspections.

It is important to realize that most new homes have defects that are not easily spotted. Most builders can not follow every sub-contractor every step of the way. A final walk-through with the builder is normally for aesthetics and not a detailed inspection.

  • • Our inspection is not a walk-through. It is normally a 2 to 3 hour fully detailed inspection.
  • • We inspect over 400 items.
  • • We give you a full report of items that have not been completed or are not up to standards.

Use this report to help you decide what you would like complete or repaired before closing on the property.

We also provide pre-drywall inspections.

Warranty Inspections On New Construction.

New homes typically have one year builders warranty when you purchase them. It is important to have an inspection around the 10th or 11th month into the warranty period. Defects that were hidden prior to the closing of the property may manifest themselves once the home is exposed to climate changes over the course of a few months. If a certified inspection was not completed at closing, now is the perfect time to locate defects before the warranty period ends.

Point Inspections.

We also provide “specific” point inspections. For example, roof, foundation, electrical panel, water heater, furnace and air conditioner, or plumbing. You tell me which parts and I’ll come out and just check those items. You may want just the electrical panel and the roof checked. I can come out and check both of those items for you. Your home safety is important and we are here to help.

Walk-Through Inspections.

We will come to the property and walk around and through it with you. This of course is not a full inspection but rather a general overview of the property. You will learn a lot and get a feel for the property. There are no tools pictures or reports involved. Walk-Through Inspections usually takes about an hour.

Rentals: Apartments, Condos, Townhouses, Homes etc.:

We will look at your apartment or rental home before you move in the complex/landlord can make the corrections for you prior to you moving in.
